Considering Extending your Garage?
Converting a garage is the ideal way to make use of the space. A garage conversion rarely requires planning permission, however, check with the local planning department first. The need to create more living space can be down to several reasons, families grow, maybe you need an extra bedroom, a granny annex?
The cost of a garage conversion is far cheaper and less stressful than moving home. You may be remarkably familiar with local surroundings and know where your favourite clothes shop is, would your children be happy to change their school?
The garage is usually close to electrics and plumbing, which makes a garage conversion cost effective. The shell is already there, which makes the conversion a lot quicker than building an extension! The foundations and walls are already there.
There are some great ways to use the space, do you need an extra bathroom, office, or a cinema room? If the answer is yes, then an extension is for you.
A standard size garage once converted can give you around 140 square feet of extra space! Ideal for a bathroom, or office. If it is connected to the home, it could be used as an extension to the kitchen or lounge.
A double garage once converted can give you around 280 square feet of extra space, you do not even have to use all the space, some could be kept for storage, or leave half as a garage.
If you have a detached garage you should find out if planning permission is required. Always check as you could be required by law to change it all back again if planning permission was not sought after.
A standard garage conversion could cost be between £5,000 to £8,000, If you are putting in an expensive kitchen or bathroom these costs would add to the overall price of the conversion.
The garage door will need to be altered and filled in with brickwork, the cost of which is around £1,200. If you would like a window or door added that would cost between £500 and £600, prices go up if the window or doors are bespoke.
A new concrete floor will need to be put down; this can cost around £1,000.
Stud walls will need to be installed and insulation added between the walls, the cost for this is around £750.
A garage sometimes has electric, but rarely plumbing and gas, the price for these will need to be considered in the overall costs. A kitchen conversion will definitely need them installed.
When looking for a builder, ask to see other work they have completed. Ask to speak to previous clients. Check for recommendations. Have a look on social media for references. Agree on a fixed price and avoid day rates which will be more expensive. Builders do not have to be regulated, try to find one that is for peace of mind.
An architect will design and produce plans for the construction industry. Choose an architect that is registered, they are not required by law to be, but if registered you will have reassurance. Try to find one with the experience in the conversion of garages. An architect requires payment as they work.
A designer will create a plan for a useable space, and talk you through colours, materials, a designer can help create storage solutions, furniture ideas and help give ideas for your new space. A designer charges around £35 – £50 per hour depending on experience, which could see hourly rate being more. Prices do vary so keep this in mind when considering a designer.
For a conversion, if planning permission is required, the cost is £206.
The cost for this varies depending on the local authority. You would be charged £100 to submit and then £200 – £400 for an inspection. This is a requirement, as a building regulator ensures work is completed up to safety standards, for instance, fire safety, a good standard of drainage, safe electrics and insulation. The regulator will come and visit during various stages of the conversion to check on standards.
